Gas-fired water heaters need their burner, thermocouple, and venting checked before anything else when a repair call comes in. Utility gas heats more occupied homes in Fresno County, California than any other fuel, at 53.7% (2020-2024 ACS 5-year). A contractor working on a unit here knows the combustion side of the system is where faults accumulate: carbon buildup on the burner orifice, a thermocouple that no longer reads cleanly, or a flue that has degraded and is pulling combustion air wrong. Those are the failure points the fuel creates, and they are what a repair quote has to account for before the tank itself is even considered.

Sediment buildup in a tank fed by aging supply lines is a different repair than a failed thermostat or a bad element, and a contractor has to open the system to know which one they have. Half the homes in Fresno County, California were built in 1982 or earlier (2020-2024 ACS 5-year). Plumbing in housing that old accumulates mineral deposits and corrosion at the connections and inside the tank itself, and those conditions determine both the scope of the repair and whether the existing fittings can hold a new part. A contractor who skips that inspection will quote one job and find another.

The Parts of a Water Heater a Contractor Checks First

The tank is the piece a homeowner sees, usually standing in a utility closet, garage, or basement, and it holds a set volume of water that stays heated and ready to draw. The burner assembly or heating element sits at the base or inside the tank and is what actually raises the water temperature. When water runs cold or the unit short-cycles, these are the first places a contractor looks.

The thermostat controls when heating begins and stops, and a faulty one can cause water that is scalding, lukewarm, or never hot at all. The pressure relief valve mounts on the side of the tank as a safety device, and the anode rod hangs inside it to slow corrosion. Inlet and outlet connections at the top of the tank carry cold water in and hot water out to the rest of the house.
