Plumbing and electrical runs in a house tell a contractor what the original build assumed about water heating load, and in much of Tehama County that assumption is old enough to have been revised at least once before a current water heater was ever set in place. Half the homes in Tehama County, California were built in 1981 or earlier (2020-2024 ACS 5-year). When a contractor opens a unit for repair, what complicates the call is frequently the supply line condition, the circuit the heater sits on, or whether the replacement parts a system of that vintage requires are still in production. Those are not secondary concerns.

The Parts of a Water Heater a Contractor Checks During Repair

The tank is what most homeowners think of first: a large insulated cylinder that sits in a utility closet, garage, or basement and holds water at a set temperature. The burner assembly or heating element sits at the base or inside the tank and is where the heat actually comes from. When either of those is the problem, the signs show up fast.

The thermostat controls when heating starts and stops, and a faulty one can leave water too cold or scalding. The pressure relief valve sits on the side of the tank and releases if pressure builds too high. The anode rod runs down through the tank interior and slows corrosion from the inside out.

The drawing shows a typical water heater layout, and a licensed contractor determines which components apply and what condition they are in for your specific unit.
